Tour homes. In person, or by video if you're still out of state.

Make a strong offer. I'll walk you through what's competitive here, including the due diligence fee and deadline.

Due diligence. Inspections, appraisal, and finalizing your loan, all inside your negotiated window.

Close and move in. With an attorney closing, timed around your move, and my list of trusted local vendors for everything after.

Buying in North Carolina

How NC offers work

Your due diligence fee and deadline are the two biggest numbers in an NC offer. If you're coming from another state, this part is new for almost everyone.

Due diligence fee

Paid directly to the seller when your offer is accepted. It's generally non-refundable, but it's credited toward your purchase price at closing.

Due diligence period

A negotiated window to inspect, appraise, and finalize your loan. You can walk away for any reason before the deadline and get your earnest money back.

Earnest money

Held in a trust account and credited at closing. Back out after the deadline and you could lose it along with the fee.

Attorney closings

NC closings are handled by a real estate attorney, with remote and power of attorney options if you can't be here.
