Living in Aberdeen

Moore County, North Carolina

What it's really like to live in Aberdeen: a historic railroad downtown, golf and lake neighborhoods, newer subdivisions and room to spread out, plus what to check before you buy.

hello!

Aberdeen is the neighbor a lot of people overlook, and I think that's a mistake. It has a real railroad-town downtown with The Depot at its heart, some of the oldest history in the county and lakes and parks right in town. It's also where you'll find plenty of newer construction at a range of price points. Whether you love an old bungalow near Main Street, a golf community with a pool or a few acres on the edge of town, here's how I'd describe each part of Aberdeen to a friend.

I'm Lex Fowler, a REALTOR® with The Foundry Group at Compass, and I'd love to show you around Aberdeen.

Aberdeen Neighborhoods

Every home is different, but each part of Aberdeen has its own feel. Here's a quick overview to help you narrow things down before we tour.

Historic downtown & in town

Tree-lined streets near Main Street with Queen Anne, Classical Revival and bungalow-style homes, many from the late 1800s and early 1900s.

Good fit if: you want to walk to The Depot, coffee and dinner, and you love a house with character.

Keep in mind: older homes can mean older systems, so a thorough inspection is a must. I'll also check for any local rules on exterior changes.

Legacy Lakes

A golf community with a community pool, tennis courts, a fitness center and sidewalks.

Good fit if: you want amenities and an active, social neighborhood.

Keep in mind: HOA dues and rules apply, so we'll read the documents together.

Newer neighborhoods

Aberdeen is growing, with new neighborhoods and new construction on several sides of town.

Good fit if: you want a newer home with an open floor plan and less upkeep.

Keep in mind: I can help with builder contracts, new-construction inspections and comparing new homes to resales.

The Pinehurst side

Neighborhoods along roads like Bethesda, Linden and Foxfire, where some homes have an Aberdeen address but sit in Pinehurst's planning jurisdiction.

Good fit if: you want quick access to Pinehurst along with an Aberdeen address.

Keep in mind: which town's rules apply can change zoning, permits and services, so I'll confirm it for every home.

The rural edges

Homes on larger lots and acreage on the outskirts of town.

Good fit if: you want room for a workshop, a big garden or animals.

Keep in mind: many are on well and septic, and county zoning applies. We'll inspect both before you commit.

Know before you buy

Aberdeen Buyer Checklist

A few things that are worth confirming on every home here.

The property
  • Inside town limits, Pinehurst's planning area or the county? It affects taxes, services and zoning.
  • Town water and sewer, or well and septic?
  • Flood zone and drainage, especially near lakes and creeks
  • Age of the roof, HVAC and plumbing on older homes
The neighborhood
  • HOA dues, rules and any rental restrictions
  • Planned development nearby, since Aberdeen is growing
  • Fence, pet, boat and RV rules
  • Drive times to work, post and errands at the hours you'll actually drive
Day to day
  • Check the address with Moore County Schools, since assignment follows the address
  • Distance to parks, the library and activities
  • Main-floor bedroom options

Tip: Aberdeen has approved several new neighborhoods recently. Before you buy, I'll look at what's planned around the home, so the quiet view you love today doesn't surprise you later.

Aberdeen FAQ

Your Questions, Answered

How is Aberdeen different from Southern Pines and Pinehurst?

All three sit side by side, and many people work in one and live in another. Aberdeen has a historic railroad downtown, lakes and parks in town and a wide mix of older homes and newer construction. I'm happy to tour all three so you can feel the difference.

Is there new construction in Aberdeen?

Yes. Aberdeen has several newer communities and more on the way. I can help with builder contracts, inspections on new builds and comparing new homes to resales.

Does an Aberdeen address mean the home is in town limits?

Not always. Some homes with an Aberdeen address are in the county or in Pinehurst's planning jurisdiction, which can change taxes, services and zoning. I'll confirm it for every home we look at.

How far is Aberdeen from Fort Bragg?

It depends on which part of Aberdeen you're in and where you report on post. Map the drive to your actual building, and test it at rush hour if you can. My PCS to Fort Bragg guide covers the commute in more detail.

Which schools serve a home I'm looking at?

School assignment follows the address, so I always recommend checking any home you're serious about with Moore County Schools directly. I'm happy to help you find the right contacts.

Let's find your place in Aberdeen

Michigan was home first, but college brought me to the Carolinas and I never wanted to leave. When the military brought my husband, Max, and me to Southern Pines, what we thought was a temporary stop became the destination. Every move has taught me the house is only part of the decision. The neighborhood, the commute and the lifestyle matter just as much.

Before real estate, I spent eight years in public health and research, including time with the VA, where accuracy and deadlines were nonnegotiable. I bring that same discipline to every contract and closing, with The Foundry Group and Compass behind you.

Can we walk to The Depot from here? Let's go find out together!
